David formed Hightop Real Estate and Development (Hightop) in December of 2013. With 10 plus years of experience in finance and real estate development, David leads Hightop’s acquisitions, development, property management and other strategic initiatives. David works closely with brokers, architects, general contractors, zoning attorneys, engineers, interior designers, bankers, investors and local registered community organizations to identify, entitle, and close on development opportunities.
David has successfully acquired, developed and entitled over $150 million in property value located in Philadelphia neighborhoods such as Graduate Hospital, Rittenhouse Square, Society Hill, Fairmount, Northern Liberties, and University City.
In 2017, David launched a brokerage and property management subsidiary, Hightop Real Estate Brokerage LLC and Hightop Property Management LLC, respectively.
Prior to forming Hightop, David worked at Stoltz Real Estate Partners, a real estate development firm located in Bala Cynwyd in their Acquisitions and Development group. Prior to that, David was an Investment Banker at Boenning and Scattergood in Conshohocken, Pennsylvania.
David is a graduate of the University of Delaware with degrees in both Economics and Finance. He currently resides with his wife, twin daughters and son in Gladwyne, PA.
Chelsea Stair is the Property Manager for Hightop Real Estate and Development where she focuses on new construction lease-up projects and maintaining established communities. Prior to joining Hightop, Chelsea was a superstar Community Manager with Greystar Residential. Although a powerhouse in Pennsylvania’s residential rental industry, her stardom kicked off in the Pacific Northwest, namely the greater Seattle area, where she lead her first team to rank in the top 1% nationwide for Online Reputation (MFE.com). And she didn’t stop there.
She easily became a well-respected professional in the industry, known for her genuine personality, laid back attitude, and determination to do right by both her clients and her residents. In her time with Greystar, Chelsea increased annual revenue by 15% through restructuring programs, increased retention without sacrificing the bottom line, and even took on a role as an Events Manager, being the go-to individual to help facilitate resident and corporate events in the Seattle market.
In her off time, Chelsea is a coffee enthusiast who enjoys a myriad of music in her past time, jamming out to the likes of Taylor Swift, 21 Pilots and her all-time favorite, Stevie Nicks. She’s also a guitarist who not only enjoys playing the occasional cover, but also writing her own tunes.
Chelsea minimizes the ego, often being the calm amongst a storm and proudly brings that essence to Hightop. She is a professional, and most importantly, a friend.
Daniel Rubenstein is a member of our development team at Hightop Real Estate and Development where he focuses on Acquisition, Development and Leasing. Prior to joining Hightop in January 2019, Daniel was an operations manager and developmental assistant with ZDry, an emerging startup in the laundry and dry-cleaning industry in Los Angeles.
Dan received a BA in Economics in 2017 from Wesleyan University in Middletown, CT. While at Wesleyan University, Dan interned with the Philadelphia 76ers and Philadelphia Eagles, as well as with the Binswanger Management Corporation in real estate and SoCal Planet Fitness in California working in development, layout design, and signage. In addition, Dan was a student athlete while at Wesleyan, serving as a member of the university’s men’s soccer team all four years, including as a captain.
Daniel is recognized as a great listener who leads with compassion and leaves no details untouched, and he is proud to have brought those skills to Hightop Real Estate and Development.
